Spring may be the best time to list your home if you’re timing the market.

I want to talk to you today about the timing of selling your home and why the prime time for selling your home is really over the next few months.

Each year is different, but in general, in the first half of the year, you’ll see appreciation happen from January to June. In June, we see it flattening out, and then the market picks back up in September for four to six weeks or so. The market typically does a little bit of a decline at the end of the year, so that’s why it’s important if you are thinking about selling this 2023 to think about getting it on the market sometime sooner than later; March, April, or May would be ideal.

I want to explain why I think the market reacts that way. Essentially, during the holidays, people are focused on family and the holiday season. It’s natural for the market to slow down because people are focused on other things in their life. Then January comes along, and people start to refocus on work, life, housing, and all that stuff. That’s why we see the most activity in the first six months of the year. 

Once we get into late June, July, and August, kids are out of school, those that don’t have kids are taking vacations and traveling, and everyone’s out having fun, so people’s attention gets diverted. Then September comes, and people get back into life or work a little bit more. We see another uptick, then at the end of the year, things peter out.
